Summary: Travel swings between million-dollar hotel asset sales, airline fare hikes nobody pushes back on, and guests who still want humans at the front desk.

## Article

The day is about big moves in hotel real estate, airfares going up with barely a complaint and a paradox at the front desk: the more we digitise the hotel, the more guests want a human face across the counter. The thesis is simple: the sector is reshuffling assets and raising prices because it can, while technology is there to run operations, not to replace the human touch.

## Today's brief

**Braemar sells Four Seasons Scottsdale and spins out of Ashford.** Hotel REIT Braemar has put the Four Seasons Resort Scottsdale under contract for **$372 million** and reached a settlement with shareholder Al Shams to close their dispute, according to [Hotel Dive](https://www.hoteldive.com/news/braemar-advances-ashford-spinout-sells-four-seasons-scottsdale/832650/). The deal clears its path to self-management and to stop depending on manager Ashford.

- **$372M** for the Four Seasons Resort Scottsdale.
- Settlement with Al Shams to end the shareholder dispute.
- Transition to self-management as the end goal.

My read: when a REIT would rather run itself than pay a third party, something is shifting in the hotel cost structure. Whoever owns their own management platform gains margin and control.

**Delta raises fares 20% and says barely anyone pushes back.** Delta CEO Ed Bastian has acknowledged fares are up around **20%** with limited passenger resistance, according to [Skift](https://skift.com/2026/10/09/delta-ceo-on-20-percent-fare-hikes-and-starlink/). The CEO warns that once fuel comes down, the industry will need to find a way to keep the revenue momentum instead of dismantling pricing.

**Hotei Properties gives up its Socimi status after selling three hotels.** The company will ask shareholders to waive the special tax regime after offloading three assets this year, according to [Hosteltur](https://www.hosteltur.com/179179_hotei-properties-dejara-de-tributar-como-socimi-tras-vender-tres-hoteles.html). It is luxury, it is Spain and it signals that the investment vehicle matters as much as the asset itself.

## Hotels

Ultra-luxury and professional asset management set the pace. German hotel investment volume fell to **€600 million** in the first half of **2026** from **€1.1 billion** a year earlier, while RevPAR held flat at **€74** and prime yields stayed at **6.5%**, according to [Hospitality Net](https://www.hospitalitynet.org/opinion/4134840/market-beat-germany-h1-2026). Translation: fewer deals, stable prices. Investors are waiting, not fleeing.

Scarcity drives ultra-luxury. Global wealth has compounded at **9.6% per year** for years and truly exclusive room supply does not grow at that pace, which gives the segment pricing power, according to [10 Minutes News for Hoteliers](https://hotelsmag.com/news/why-ultra-luxury-hotels-are-gaining-pricing-power/). Whoever owns irreplaceable product in a unique destination can raise rates without losing occupancy. Whoever owns replicable product will fight on price.

On the chain and management side, **IHG** has named a new global sales leader, **Series by Marriott** keeps expanding and **Duetto** has acquired **FLYR Hospitality** to accelerate its artificial intelligence capabilities, while **Concord Hospitality** adds more hotels to its management portfolio, according to [Hotel Dive](https://www.hoteldive.com/news/ihg-appoints-global-sales-leader-series-by-marriott-expands/832598/). The message is clear: management and revenue platforms scale by buying technology and portfolios, not by reinventing the wheel.

## Digitalisation and the guest

Nearly **9 in 10 guests** want humans and not artificial intelligence at the front desk, according to [Travolution](https://www.travolution.com/en/hospitality/nearly-90-of-hotel-guests-want-humans-and-not-ai-at-the-front-desk). The gap between what the sector is spending on AI for customer service and what guests actually value is today's most uncomfortable data point.

At the same time, real hotel digitalisation is not about a nice app, it is about a single guest action automatically triggering housekeeping, maintenance or security alerts, according to [Smart Travel News](https://www.smarttravel.news/la-digitalizacion-hotelera-no-va-de-una-app-sino-de-activar-automaticamente-la-operativa-que-hay-detras/). The return is not in the interface, it is in the operational cost reduction metrics. My read: AI that saves internal hours has a better ROI than AI that replaces the receptionist.

The big funnel shift comes from **McKinsey**: a confirmed booking is no longer the end of the decision, it is a pause that lasts until the free-cancellation deadline expires, according to [Hospitality.today](https://www.hospitality.today/article/mckinsey-tells-travel-companies-to-compete-for-guests-who-have-already-booked). Marriott's CIO admits the industry let that window go for years. Whoever works the post-booking phase with upgrades, experiences and cross-sell wins the fight for total trip spend.

## Airlines

A Flydubai 737 MAX, registration **A6FKF**, flew on **30 September** under far greater stress than the pre-flight test regime ever applies, and experts are surprised the aircraft came out almost intact, according to [Preferente](https://www.preferente.com/noticias-de-transportes/noticias-de-aerolineas/el-boeing-737-max-de-flydubai-volo-mucho-mas-alla-del-limite-352376.html). The data, attributed to the outlet's reporting, leaves open what exactly happened and what gets reviewed on the fleet.

What is a consolidated trend is fare hikes. Delta's CEO confirms fares are up around **20%** with little passenger resistance and warns the industry will have to sustain momentum once jet fuel falls, according to [Skift](https://skift.com/2026/10/09/delta-ceo-on-20-percent-fare-hikes-and-starlink/). Compare that to the arrival slump we covered in [yesterday's brief on India and its 100 million tourists by 2047](/en/digest/india-100-millones-turistas-2047): some markets are raising prices, others are fighting for volume. Whoever reads that mismatch finds margin.

## What we are watching

- **Duetto with FLYR Hospitality**: how it folds AI into pricing and what the rest of the industry learns from the deal.
- **Braemar's shift to self-management**: if other REITs follow, the balance of power with independent hotel managers changes hands.
- **The next big sector event**, WTM London, starting on **3 November**, will be the sounding board for all these tensions between rate, AI and operations.
- **The fight for the post-booking phase** across OTAs and chains, with McKinsey pushing everyone to compete for the guest who has already booked.

Today leaves one clear takeaway: raising rates works when the product is scarce, and the Four Seasons Scottsdale or a room in the Swiss Alps are scarce. Technology, meanwhile, has to make operations more efficient and remember the guest still wants someone across the counter. Whoever gets that duality right has the edge.
